A leak in a kitchen announces itself in an afternoon; the same leak under the floor runs for weeks, because the only person who would have seen it would have had to go down there on their hands and knees. How water gets into a crawl space and stays there
A crawl space takes water from several directions at once and none of them announce themselves. What they have in common is time: the water sits in the dark against joists, insulation and the underside of the floor for weeks before anyone upstairs has a reason to look.
Groundwater pushed through a foundation crack after heavy rain
Rain saturates the soil against the foundation and the pressure finds the hairline cracks in the crawl space walls and floor. Water spreads across the barrier or the bare earth and pools in the low spots, and the framing and insulation closest to grade take it first. The storm passes in an hour and the space stays damp for weeks afterwards.
A sump pump that quit in the middle of the storm
A crawl space sump only works while it has power and a float switch that still moves. Lose either one during a storm and the groundwater it was holding back rises across the floor instead, reaching ductwork, wiring and the underside of the subfloor. The failed pump tends to be discovered after the water is, which is why the level under the house is often higher than anyone expected.
A supply or drain line leaking where nobody looks
Plumbing routed under the floor is out of sight, so a weeping fitting can run for days with nothing showing upstairs. The water tracks along the joists and collects wherever the floor dips. Insulation at the leak point holds it like a sponge and keeps giving it back to the space long after the plumber has stopped the leak and repaired the pipe.
Downspouts and grading aimed at the house
When a downspout discharges beside the foundation, or the yard falls toward the house rather than away from it, every rain sends water at the vents and the walls. It is a pattern rather than an event, so the same corner is re-wet a dozen times a year, and a vapor barrier laid over the top of that keeps failing in the same place until the water outside is dealt with.
Condensation on cold surfaces under a warm floor
Not every wet crawl space started with liquid water. Warm, humid air meeting ductwork, pipes and a subfloor that sits below the dew point condenses on them, and a leaking condensate line adds to it. There is nothing to hear or see happening, which is why this one usually surfaces as insulation hanging off the floor or a musty smell in the rooms above rather than as standing water.

A crawl space runs in the same order as any water loss, but every step of it is harder to do and easier to skip, because the whole job happens in a space you cannot stand up in and that nobody will see afterwards.
The order matters most at the end. Standing water can be pumped out in a morning; the wood it soaked into gives that moisture back slowly in a space with almost no airflow, so the drying is finished by meter readings on the joists and the subfloor, not by whether the floor of the crawl space looks dry.

Crawl space water damage questions we get asked
Is standing water in a crawl space really a problem if the house seems fine?
Yes, and the reason is that the house is not separate from the crawl space. Air moves from under the floor up into the rooms above, so a wet space sends damp air and its smell upstairs. Below the floor the water is working on the parts that hold the house up: joists, band board, subfloor and the insulation stapled between them. There are no finishes down there to protect, and no real ventilation either, so it dries far more slowly than a room would.
How long does it take to dry out a crawl space?
Longer than the same amount of water in a finished room, because a crawl space is enclosed, has almost no natural airflow and sits over bare earth that is giving up moisture of its own. The honest answer is that the meter decides rather than the calendar: readings are logged on the joists and the subfloor until the wood is back where it should be. What does have a clock on it is mold, because if wet materials are dried within 24 to 48 hours then in most cases mold will not grow, and that is why the water comes out on the first day rather than after the insurance call.
What is the difference between crawl space encapsulation and water damage repair?
They answer different questions. Encapsulation is a long-term moisture-control system, a sealed barrier usually with dehumidification to go with it, aimed at a space that is chronically damp. This page is about water that is under the house now: getting it out, drying the structure down to a reading, and repairing the insulation, subfloor and joists it damaged. A barrier laid over wet ground dries nothing, which is why a space that was sealed at some point can still be wet underneath. If a long-term moisture problem is what you want looked at, say so when you call, because it is a different scope from the drying work.
What if the water under the house came from a waste line?
Then the source changes the job. Water from a waste line backing up from beyond a trap is category 3 water, grossly contaminated, so it is not simply dried in place: what it soaked into usually has to come out, and the space is cleaned and contained before any drying starts. Say what the source was when you call, because it decides what the first day under the house looks like.
Does homeowners insurance cover water damage in a crawl space?
It depends on how the water got there, and what follows is the general shape of it rather than a reading of your policy. Most homeowners policies cover sudden and accidental water damage, a burst supply line being the usual example, while damage resulting from a lack of proper maintenance is not covered. A crawl space sits awkwardly between the two, because a leak nobody could have seen may still have been running for months. What we can do is document it properly from the first visit, with readings, moisture mapping and photographs, and let that carry the argument. Your policy terms stay between you and your insurer.
How does water get into a crawl space in the first place?

Moisture readings in the subfloor, the joists and the band board, because wood holds water long after the ground looks dry. The state of the vapor barrier and the insulation, since wet insulation stays wet. And the source, because a crawl space dried without correcting what wet it is a job you pay for twice.
